KEEPING YOU OPEN

How Do You Keep Our Office Running After Water or Fire Damage?

By separating the damaged area from the rest of the floor and doing the disruptive work when nobody is there. Most office losses affect part of a floor, and the rest of the building can keep working.

  • Containment walls that seal off the affected area, with air control so dust and odor stay inside.
  • Phased work: one suite or one part of a floor at a time, so teams can move to undamaged space nearby.
  • Demolition, sanding and other loud work at night or on weekends.
  • Drying equipment placed and scheduled to keep noise away from occupied workstations.
  • Workstations, furniture and files moved and protected as your facility team directs.
  • A daily update to your facility manager with progress and the next day's plan.
LANDLORDS AND TENANTS

Who Handles What in a Multi-Tenant Office Building?

Your lease and your policies decide, and they differ from building to building. A leak from one suite can reach the suites below, the corridor and the building's systems, and each can fall under a different party. We do not decide responsibility; we document where the loss started and what it reached, kept separately by suite and common area. Typical lines look like this:

Damaged areaOften handled byWhat we document
Roof, risers, lobbies, corridors and building systemsThe building owner and its property policyOrigin, path and repairs to the base building
Built-out walls, flooring and finishes inside a suiteDepends on the lease: the tenant or the landlordPer-suite photos, readings and an itemized scope
Furniture, computers, files and inventoryThe tenant and its business policyContents affected, cleaned, stored or discarded
Lost working timeThe tenant's business interruption coverage, if it has itA timeline of the work and of the areas that could not be used
IT AND RECORDS

How Do You Protect Server Rooms, Electronics and Records?

They come first. When water or smoke threatens a server room or a file room, we protect it before anything else and work with your IT and records staff on everything that has to move.

  • Water stopped and extracted around server rooms, network closets and electrical rooms first.
  • Your IT team or provider powers down and moves hardware; wet electronics should not be powered on until they are evaluated.
  • Electronics exposed to water, smoke or soot are evaluated by your IT provider or an electronics specialist before use.
  • Paper files and records packed, labeled and moved as your staff direct, including wet records set aside for drying or recovery.
  • Crews do not open files or access systems; your staff decide what is relocated and where.
  • Everything removed, cleaned or discarded is listed for your insurance claim.
COMMON LOSSES

Common Losses in Office Buildings

Break Room and Restroom Leaks

Failed supply lines, dishwashers and ice makers soak carpet and the ceiling of the floor below.

Roof, Sprinkler and HVAC Leaks

Roof leaks, sprinkler discharges and clogged condensate lines spread through ceiling cavities.

Sewage Backups

Restroom and floor drain backups need containment and disinfection before staff return.

Electrical Fires and Smoke

Small electrical fires spread smoke and soot through the floor's ventilation.

Mold Behind Walls and Ceilings

Slow leaks behind cubicle walls and above ceiling tiles grow mold before anyone sees it.

Reconstruction

Walls, ceilings, carpet and finishes rebuilt to match the rest of the office.

Office Building Restoration FAQs

Can you work nights and weekends?
Yes. Our phones are answered 24 hours a day, and demolition, sanding and other disruptive work can be scheduled for nights and weekends so your staff can keep working.
Can our employees keep working in the building?
Usually. We seal off the damaged area with containment and air control, work in phases, and move teams to undamaged space as your facility manager directs.
Who is responsible for water damage in a leased office?
It depends on where the loss started and on your lease and policies. We document the origin and the damage in each suite and common area so the landlord, tenants and adjusters can sort out coverage.
What should we do with wet computers and electronics?
Do not power them on. Have your IT team or provider disconnect and move them, and have them evaluated before use. We dry and protect the space around them and list them for your claim.
How do you handle wet files and records?
We pack, label and move them as your staff direct, and set wet records aside for drying or recovery. Crews do not open files.
How long does drying take in an office?
It depends on the materials and how much water there was. Drying usually takes several days, and we take daily readings until every area is verified dry before rebuilding.
Can you serve every one of our office locations?
Yes. Our National Accounts Program gives companies with many offices one number, a dedicated account manager and consistent pricing across 126+ locations.
